Midland Project

The Midland Project was a model home located in a 55+ planned community. The scenery was really beautiful and each unit had 2 bedrooms with 2 bathrooms (1275 sqft). Since this was new construction, there weren’t any drawbacks I had to account for which made it much easier to stage. These types of projects are more unique than a staged home that has to appeal to the masses. Colors can be brighter and you can actually personalize some of the rooms a little more. People expect model homes to be a little more “designed” and many people go to look at model homes just to be inspired.

I started off with the office, which was right off the entry to the house. I staged it for a 2-person work area. Nowadays, you have to show a home office post-pandemic. These rooms are fun to do because you can get really creative by combining it with a guest room, craft room, etc. 

  

In the kitchen/dining room I decided to use a long table for the dining room to show that you could do a lot of entertaining and seat a lot of people even though the house is small. Kitchen staging is all about adding small touches to keep it from looking sterile. 

Next, was the living room. Again, I wanted to show that there would be plenty of seating in this rather small house. Nice, neutral tones with pops of rust made this a very cozy living room.

This house had a pretty big laundry room so I took that opportunity to show that you could keep your pet’s supplies/toys and beds in there.

The bedroom was pretty straight forward and had enough room for two nice nightstands and a dresser.

The developer had a limited budget so I had to get creative with the artwork and accessories. By using a combination of thrifted items and diy art, the project was completed on time and the developer was very pleased.
